Chimneys can leak for several different reasons. Many times, we get repair calls from a homeowner saying that their chimney is leaking and they "just need another coat of tar around it". A properly flashed chimney should not need tar or caulk around it. If some roof maintenance is done to keep flashings free of leaves and debris, flashings should last longer that the life of the roof.
Brick, block, and stone chimneys
Brick, block, and stone chimneys have mortar joints and chimney caps that can crack and allow water to leak in above the flashing. We would recommend hiring a mason to fix these issues. However, we do offer chimney sealing which is recommended to be done every few years. This helps seal the porous mortar and prevents water from soak in and freezing which causes cracking.
Wood and vinyl sided chimneys
Wood and vinyl sided chimney chases usually have a metal chimney cap that over time can rust through and leak. We can custom bend new 24-gauge caps to fit any size chimney it many colors. With some basic roof maintenance your chimney can stay leak free for the life of your roof.
